Schroders RF offers investors the opportunity to make a direct mortgage investment in individual real estate professionally managed by our highly experienced team via the Schroders RF Select Credit Fund (Fund). The Fund enables investors to select direct mortgage investments that meet their individual risk profiles and objectives. The Fund aims to provide a regular income stream and the low volatility of sound first mortgage investments.

The Fund was registered in 1999. Since inception, the Fund has originated over $1.5 billion in commercial mortgages from established networks.

The Fund has an exceptional track record through two decades of economic cycles and currently has approximately $170 million (as at 30 June 2021) funds under management secured by first ranking mortgages.

The Fund is a contributory mortgage fund and not a pooled fund, meaning that Members’ money is not pooled together with the money of other Members; therefore as a Member of the Fund you will be responsible for making the final decision to accept a mortgage investment.

 

About our investments

 

The Schroders RF Select Credit Fund ARSN 090 994 326 (Fund) (previously known as RF Eclipse Select Credit Fund) is an Australian managed investment scheme registered under the Corporations Act 2001 (Cth).

Schroders RF Limited ACN 089 265 270, AFSL 238546 (Schroders RF) is the responsible entity (Responsible Entity) of the Fund and the issuer of the Product Disclosure Statement (PDS) dated 22 December 2021.

Schroders RF manages each mortgage investment as the responsible entity of the Fund. The investment is secured against a specific property, whose particulars are outlined in a Syndicate Product Disclosure Statement (Syndicate PDS) and forwarded to investors for execution.

The Syndicate PDS should be read in full before deciding to invest.

When investing with Schroders RF your funds will be invested in a specific first mortgage over real estate, where the loan does not exceed an agreed loan to value ratio (LVR) stated in the Syndicate PDS.

Investor returns from Mortgage Investments made through the Fund, after fees but before tax, over the five-year period to 30 June 2019 averaged:

Investors have the opportunity to review, consider and choose the individual type of security and interest rate for their investment, suitable to their individual investment preferences on a contributory mortgage fund basis. Typically the following LVRs are applied, although LVRs are dependent upon the location, project and other credit assessment factors:

  • Residual Stock, Investment Loans, Construction loans; 65%
  • Development Site Loans; 60%
  • Residentially Secured Loans for Business Purposes; 65%

The interest rates on loans and fees payable by Borrowers are set out in the relevant Syndicate PDS.

Interest rates are set by Schroders RF having regard to factors such as the prevailing market rates, the type of loan, the nature of the security provided, the loan terms and conditions, the experience and capability of the Borrower and other matters that Schroders RF may consider relevant.

Investors receive interest payments monthly in arrears on the 10th day of the month following collection from Borrowers.

The relevant Syndicate PDS discloses the following:

  • The name of the borrower, mortgagor and any guarantors.
  • The address, description and details of the property.
  • The value of the property and the name of the Schroders RF panel valuer.
  • The total amount of the loan.
  • The amount of the investor’s contribution or share in the loan.
  • The details of the term and interest rate.
  • Applicable Mortgage Investment Management or other Fees.

  • Summary of Fees
  • No entry fees into the Fund.
  • No exit fees on maturity of a mortgage investment.
  • No brokerage or commission is payable by Members, however if such payments are payable to financial advisers on investment referrals, these are paid separately by Schroders RF from its own fees.
